Why Good Chimney Flashing Is Important
Chimney flashing is a vital component of a chimney, but do you know why? Let’s take a closer look at this piece of your chimney
What is chimney flashing?
Chimney flashing is the key piece of your chimney that is installed to ensure the seal between your chimney and roof is watertight. Flashings are typically made of vinyl, aluminium, copper, or steel. In certain instances, multiple materials may be used. This distinction is determined based on a few factors, such as your geographical location as well as how your chimney is constructed.
There are three different types of flashing under the general flashing umbrella term:
- Base or step flashing: found under your roof and bent upwards. This piece rests against your chimney’s exterior brick or stones
- Counter flashing: This is bent down and is installed so it is in the joints of your chimney.
- Saddle flashing: if necessary, this piece creates a peak to allow runoff of snow and rain. This is only necessary if the chimney is wider than 30”.
How can a broken flashing impact your chimney?
If your chimney flashing is damaged, the first sign of issues you may notice is water damage. Since an ideal flashing is designed to keep water out of your house, a broken seam can be a direct access point for water. This is the worse byproduct of the issue, but there are a few specific issues that may be the culprit for flashing damage.
Potential Chimney Flashing Causes
- Natural wear and tear: Like many aspects of your home; chimney flashing is subject to the normal rain and snowstorms. Over time, this can lead to deterioration, missing pieces, or even broken components. Often times, this is the main culprit of chimney flashing issues.
- House settling: As time goes on, or seismic activity occurs, your house may settle. This is typically not noticeable; however it can alter stability and how things are attached.
- Rust & Warp: Since some flashings are made of material susceptible to rust and/or warp, this may occur overtime. Luckily, chimney professionals can spot this and replace these pieces pretty easily to ensure your watertight seal is back in no time.
What should I do if I notice flashing issues?
If you notice any of the issues explained above, it’s best to call a professional as soon as possible. If you experience leaking inside your home, you should call to ensure further issues don’t occur, such as attic damage, roof damage, or even further deterioration of your chimney or masonry.
